We work across all regions of Thailand

Phuket

Phuket is Thailand's largest island and one of the main tourist gateways in Asia, with its own international airport and direct flights from Europe. Its 15 districts differ a great deal: the resort-heavy west coast, the quieter south, the north near the airport and Central Phuket, where people live all year round. Height restrictions keep most developments low-rise and surrounded by greenery. For many buyers, a home here is both a second base in the tropics and part of a longer-term investment plan.

Pattaya

Pattaya is one of Thailand's best-known beach resorts, with homes for almost any budget: from affordable studios to premium condominiums by the sea. Buyers from all over the world look here first.Property in Pattaya suits buyers who want a home by the sea in Thailand without a high entry price. Studios and apartments near the beach, as well as houses with a pool, work both as a place to live and as a rental.

Koh Samui

Koh Samui is an island where pristine tropical nature is perfectly combined with developed infrastructure. Its own airport, international clinics and schools attract both tourists and expats here. Investments in the region's real estate are growing steadily. By deciding to buy real estate on Koh Samui or purchase a villa, you are choosing privacy and premium comfort.

Bangkok

Bangkok, Thailand's capital and the world's most visited city, runs at full pace all year round: the business districts of Silom and Sathorn, Sukhumvit Road with its restaurants and shopping centres, and quieter residential neighbourhoods along the metro lines.Property in Bangkok suits buyers who want an apartment in Thailand with tenants all year round. New and completed apartments near BTS and MRT stations work as a city base and as a long-term rental.

Chiang Mai

Chiang Mai is the cultural capital of northern Thailand, a magnet for tourists and expatriates. National parks, unique temples in scenic mountains and developed infrastructure create an ideal environment. Real estate investments here are stable. By deciding to buy real estate in Chiang Mai, you get a liquid asset and a stable source of passive income.

Hua Hin

Hua Hin is Thailand's royal resort without tourist chaos. Proximity to Bangkok, excellent golf courses and clean beaches attract those who value security and comfort. Real estate investments here are protected by demand from European connoisseurs of a peaceful resort. By deciding to buy real estate in Hua Hin, you get a prestigious and liquid asset by the sea.

Why it's profitable to buy real estate in Thailand

Facts about real estate in Thailand

No capital gains tax

For individuals selling real estate in Thailand, there is no separate profit tax (unlike in the UAE or Europe).

Transparent total cost of ownership

Mandatory payments for infrastructure maintenance (common area fee) and the sinking fund are effectively offset by rental income, ensuring net profit and comfortable ownership of the asset.

Long-term visa for investment

Thailand's law allows obtaining an investment visa when purchasing freehold property worth at least ฿3 million. The visa is renewed annually, making the asset not only a source of income but also your official status in the country.

LTR Visa (Long-Term Resident)

With investments from $500,000, you can qualify for a 10-year visa with work rights and tax benefits.

Rental in popular locations

Phuket, Samui, Pattaya — rental yields range from 5% to 10% per annum. During peak seasons, short-term rentals can yield up to 12–14%.

Price growth

Property prices in liquid areas grow by 5–8% per year. Entering a project at the off-plan stage can bring capitalization of up to 15–20% by completion.

Villas

Land is typically registered as a long-term lease (Leasehold for 30+30+30 years), but the villa building itself is registered in your name as full ownership.

Condominiums

You can own an apartment under Freehold (full private ownership). By law, up to 49% of any condominium area can belong to foreigners permanently. This is legally transparent and secure.
