Bang Tao is one of the fastest growing and most prestigious areas of Phuket: a 7 km beach, Laguna Phuket nearby, international schools and an active expat community.
This prestigious and renowned district on the west coast of Phuket is growing faster than any other area on the island.
But just 40 years ago, there was nothing here except abandoned tin mines filled with groundwater. In the mid-1980s, investors from Singapore purchased the land, later founding the company Laguna Resorts & Hotels Public Company Limited, and transformed the coastline into a resort area with golf courses, lakes, and five-star hotels.
Bang Tao is conditionally divided into three parts
Bang Tao (southern part)
The most "party" part of the district: narrow streets, beach clubs, cafes and restaurants of every taste packed closely together. Tourists most often come here for a couple of weeks or a month, because both the sea and all infrastructure are at hand, no need to go anywhere.
Laguna Beach (central part)
The most prestigious zone of Bang Tao, developed by the island's first developer. More than 400 hectares: parks, dozens of lakes with water trams, wide roads and sidewalks, shops, restaurants, golf clubs, spas, pharmacies, tour offices and massage cabins—everything is accessible to Laguna residents without leaving the perimeter. Here they build 4-5 star hotels, villa communities and condominiums, from comfort-class to elite beachfront properties. The name Laguna in Phuket itself works as a quality mark.
Layan Beach (northern part)
The northern continuation of Bang Tao Beach, quiet and secluded, but developing before your eyes. Laguna projects are also coming here, so in a couple of years the district will catch up in status with its neighbors and become even more prestigious. For those seeking comfort, high service standards and tranquility without the hustle of the southern part, Layan is already good now, and will be even better in a few years.
Infrastructure and European vibes
Bang Tao has a rarity for Phuket: pedestrian zones, squares and well-maintained streets instead of the usual biker bustle.
The restaurant selection covers any request, from Thai noodles to high-level European cuisine, and in the evening beach clubs and bars open.
For shopping people go to Boat Avenue or Porto de Phuket, with supermarkets, boutiques and cafes a couple of minutes from the beach.
Children are taken to international schools 15-20 minutes away, and the European community is so active that you can get acquainted with neighbors already in the first week.
Rental and restaurant dinners cost above the island average, but the service here is correspondingly high.
Real Estate
Bang Tao remains one of the most expensive areas of Phuket and one of the most sought-after at the same time. Construction of new condominiums and villa communities continues, and demand for purchase and long-term rental remains consistently high. Most properties belong to the premium segment and are purchased for personal use rather than resale. Finding property for long-term rental is possible, but expats should budget accordingly: the price per square meter in the area is among the highest on the island, and competition is also high.
Investments
A constant influx of affluent expats and tourists keeps rental returns at a high level, especially in the luxury segment of villas and condominiums. The entry price here is not low, but the liquidity of Bang Tao properties is higher than the island average: rental demand is stable throughout the year, not just during high season.
Who it suits
Families with children who plan to live in Phuket for extended periods: schools nearby and a calm environment.
Affluent expats who value modern infrastructure.
Golfers, yachtsmen and anyone who wants an active expat lifestyle without having to choose between comfort and nature.
If you're considering a purchase in Bang Tao, a selection of current properties in the area is already in the catalog.
Yes. Foreigners can purchase condos as Freehold subject to quota, and also use long-term leasehold structures. We advise on transaction structure for both primary and secondary markets.
02
What's the difference between buying off-plan and resale?
Off-plan often allows entry at an earlier price with installment plans. The resale market offers a ready property with clear ownership history.
03
Is Phuket suitable for relocation?
Phuket combines developed infrastructure, international schools, private hospitals, and high service levels. We help select areas and projects that fit your family's lifestyle.
04
Can I complete a transaction remotely?
In most cases, yes. We support clients outside Thailand and arrange the remote purchase process.
05
Do you help after key handover?
Yes. We advise on management, rental, and possible resale of your property.
06
Can a foreigner buy a villa if land in Thailand is not sold to foreigners?
Yes, through separate rights: the villa is registered as Freehold, full ownership, while the land under it is taken on a long-term lease for 90 years. This is the most common and effective method for foreigners in Phuket, and we arrange it for most of the villas we select for clients.
