Buy property in Patong, Phuket

Patong sits on Phuket's west coast and is the island's busiest resort town. Kamala lies to the north, Karon to the south, and the Kathu hills close it off to the east. The 3 km beach, Jungceylon shopping centre, Banzaan Market and Bangla Road, which is pedestrianised in the evening, are all within a few blocks of each other.

Buyers choose an apartment in Patong either to live by the sea with a town on the doorstep or to let it to holidaymakers. From our developments, the beach is a 2–4 minute walk. Property here is geared to short-term lets: Patong has the heaviest tourist footfall on the island, and in high season beachside apartments are booked almost every night.

Why buy property in Patong

Buyers here think differently from the rest of the island. In Rawai or Kathu people weigh up day-to-day comfort; in Patong they look at occupancy. An apartment works like a hotel room, and the owner compares nightly rates rather than views. That is why most units on sale here come with an operator agreement already in place and a rental pool scheme.

  • A 3 km beach with soft sand, a promenade and services along its whole length

  • The northern end is cleaner and quieter, the centre is the busiest stretch, and a small river flows into the sea at the southern end

  • Bangla Road: pedestrianised from 6pm and the centre of Phuket's nightlife

  • More than 300 restaurants and the widest choice of hotels in every category on Phuket

  • Jungceylon and Central Patong shopping centres within walking distance of the beach

  • Longtail boats leave from the southern end for secluded Freedom Beach

  • New developments are 100–250 metres from the water, a 2–4 minute walk

  • Airport 37 km away (45–60 minutes by road), Phuket Town 14 km, Kata 10 km

Areas within Patong

North end towards Kalim

  • Clearer water, lower-density building, and the noise of Bangla Road does not reach this far

  • Hillside developments with views, and apartments 100–250 metres from the water

  • Buyers go for units with bay views and units under operator management

Central Patong around Bangla Road

  • The highest density, with every service and most of the tourist traffic within a short radius

  • The highest nightly rates and the fiercest competition for guests

  • Buyers go for studios and compact apartments for short-term letting

South end and hillsides

  • The river mouth, longtail boats to neighbouring bays, and hilly terrain

  • Houses and villas on the slopes, further from the noise

  • Buyers go for villas to live in and apartments with sunset views

What you can buy in Patong and at what price

Resale studios and apartments

Most of the stock in Patong is in completed buildings, and some of them are far from new. At current market prices a studio costs roughly ฿2.5–3.9 million (about £56,000–88,000), a one-bedroom unit ฿2.8–10.5 million (£63,000–236,000) and a two-bedroom unit ฿6.7–10 million (£151,000–225,000). Prices per square metre vary widely, from ฿60,000 to ฿130,000 (£1,350–2,900 per sqm, or roughly £125–270 per sq ft), and the lower end is almost always older buildings.

New developments near the beach

Off-plan projects sit 100–250 metres from the beach, with completion due in 2027–2028. Developers update their price lists often, so we send current figures on the day you get in touch. Almost all of them are built with investors in mind: compact units, fully finished and furnished, with a hotel operator agreement.

Hotel-managed units

You will find far fewer of these elsewhere on the island. The operator takes the unit into a shared pool, lets it as a hotel room and splits the revenue with the owner. A 60/40 split in the owner's favour is one of the arrangements on the market.

Villas and houses

Villas are rare here. There is no free land in the bay, so houses are built on the hillsides and away from the beach. A four-bedroom villa of 292 sqm (3,143 sq ft) in a village between Patong and Kathu is priced at around ฿15.9 million (about £358,000).

What drives rental yield

Patong is the only part of Phuket where nightly lets stay busy outside the high season. Owners' listings quote 6–11% a year, but those figures come from advertising rather than audited accounts, so treat them as a rough guide only.

Your return depends on the nightly rate, month-by-month occupancy, the operator's fee, cleaning costs and service charges. Competition is the toughest on the island: one major portal alone lists more than 850 apartments in Patong. We do not promise guaranteed returns. Instead, we will send you a calculation for the specific unit you are considering. Rental income and property values can go down as well as up.

Things to weigh up before you buy

  • Noise from Bangla Road and heavy traffic, especially from December to April

  • The water in the centre is less clear than at the northern end, and a river flows into the sea at the southern end

  • A large share of the stock is older, and the low prices per sqm you see in listings mostly reflect the age of the buildings

  • Rental competition is the highest on the island, so units fall vacant more quickly here

  • The airport is 37 km away, a drive of 45 minutes to an hour

Buying property in Patong as a foreigner

A condominium apartment can be bought outright on a Freehold basis (full ownership, within the 49% foreign quota of each building) or on a Leasehold basis (a registered long lease of up to 30 years). Houses and land use other structures, including leasehold and a Thai company. In older buildings the foreign quota is often already used up, so we check what is left before you reserve.

The purchase money must arrive from abroad in a foreign currency, either into the developer's account or into the buyer's. The receiving bank then issues an FET certificate (Foreign Exchange Transaction form, Thor Tor 3). Without it, a Freehold title cannot be registered; we cover the transfer process in a separate article on our blog. Owning property does not give you the right to live in Thailand. Residence is handled through visa programmes.

What to check before you commit

  • How much of the foreign quota is left in the building, especially in resale stock

  • The hotel operator agreement: how revenue is split and how many nights you can use the unit yourself

  • The condition of the building services and façade, and any planned work on common areas

  • The developer's record with the DBD (Department of Business Development) and its completed projects

  • The unit's actual rental history rather than the projected yield

How the purchase works

You reserve the unit with a deposit from ฿100,000 (about £2,250). This is followed by legal due diligence on the title and permits, a sale and purchase agreement with a payment schedule, the transfer of funds from abroad with an FET certificate, registration at the Land Department and handover of the keys.

Why buyers choose KVARIS

We handle the whole transaction: shortlisting units to suit your goals and budget, checking the developer against official registers, legal support, help with the overseas transfer and handover to a management company. In Patong most of our work revolves around operator agreements and real occupancy, so we base our figures on actual nightly rates in the area rather than advertised percentages.

Tell us your budget and what you want the property for, and we will put together a shortlist.

Questions and answers

01

How much does an apartment in Patong cost?

A studio costs around ฿2.5–3.9 million (£56,000–88,000), a one-bedroom unit ฿2.8–10.5 million (£63,000–236,000) and a two-bedroom unit ฿6.7–10 million (£151,000–225,000). Prices per sqm run from ฿60,000 to ฿130,000, and the spread comes down to the age of the building and the distance to the beach. We confirm the price of any unit on the day you enquire.

02

Does Patong really have the highest rental yields?

Nightly rates here are genuinely higher than in neighbouring areas, and occupancy does not fall off as sharply in the low season. But the 6–11% a year quoted in listings comes from advertising, not accounts, and once the operator's fee, cleaning and service charges are deducted the return is lower. We work it out for each unit using actual rates.

03

Where is the quietest part of Patong?

The northern end towards Kalim: the water is cleaner, there is less building and the noise from Bangla Road does not carry that far. The southern end and the hillsides are also calmer than the centre. If peace and quiet is your priority, Karon or Kamala is the more honest recommendation, because Patong is built around tourism.

04

How do I transfer money from abroad for the purchase?

The payment arrives in a foreign currency from any country, and the Thai bank issues an FET certificate (Thor Tor 3). Without it, freehold ownership cannot be registered. Our blog has a detailed article on payment options.

05

Do developers offer payment plans?

For off-plan projects the schedule runs until completion: reservation, first payment, then stage payments as construction progresses. If you take over a contract from the first buyer (an assignment), you inherit their payment schedule, and we check it before you sign. Resale units in completed buildings are paid for in full, with no instalments.

06

How does hotel management work, and what does the owner give up?

The owner receives a share of the pool's revenue but loses flexibility: the contract caps the number of nights you can stay yourself, the operator chooses the guests, and cleaning and supplies are paid from the shared pot. Terms vary from project to project, so we read the contract before you pay a deposit.

07

Is it worth buying in an older building in Patong?

Sometimes it is. The price is lower, the building is finished, you can see its rental history, and a central location helps occupancy on its own. You need to check the building services, the façade, plans for major repairs, the level of service charges and how much of the foreign quota is left. We compare the total cost of ownership with a new-build before you reserve.

08

How is Patong different from Karon and Kata?

Patong lives on tourism all year round, so it has the highest nightly rates and the strongest competition. Karon is more spacious and quieter with a long beach; Kata is smaller and more intimate, with shallower water, but both depend more on the season. Families with children more often choose the neighbours; for rental income, Patong is the stronger choice.
