Naithon has one of the shortest beaches on the west coast, and that is exactly why the area has developed differently from its neighbours. There are no large projects on the waterfront, and the hillsides above the beach are taken up by villas with budgets reaching ฿160 million. Yet the airport is only 9 km away, around 15 minutes by road, and that combination of quiet and easy access is hard to find anywhere else on the island.
✓ Around 1 km of soft white sand, with tall trees giving shade along the shore
✓ The coast splits into two parts: the main beach and the more intimate Nai Thon Noi cove to the south
✓ Trisara on the neighbouring headland, home to a Michelin-starred restaurant
✓ Pullman Phuket Arcadia Naithon Beach: two pools, two restaurants, three bars
✓ Banana Beach, a hidden cove 3 km away, with snorkelling just off the shore
✓ New developments sit 100-700 m from the water, a 2 to 9 minute walk
✓ Restaurants, mini-marts and a dive centre line a single road
✓ Nai Yang 10 minutes to the north, Bang Tao 8 km to the south, the Laguna golf club 8 km away
✓ The airport is 9 km away, about 20 minutes by road; Patong is 27 km

What you can buy in Naithon and at what price
Apartments and studios
Entry prices start at ฿3.2 million for a 31 sq m studio set back from the beach, while studios right by the water start at ฿4.8 million. The median asking price is around ฿5.2 million for studios and around ฿7 million for two-bedroom apartments. Prices per square metre vary widely: around ฿105,000 at 600-700 m from the beach and ฿150,000 to ฿195,000 on the beachfront. Developments are handed over finished and furnished, and instalment plans run until completion.
Villas
Villas are the area's main format. Three-bedroom houses of 350 sq m start at ฿38.7 million, the median asking price is around ฿73 million, and the top of the market reaches ฿160 million for a 979 sq m residence on the hillside. Villa prices work out at around ฿116,000 per sq m, noticeably lower than beachfront apartments: with a villa you pay for the land and the view rather than for being close to the sand. Estates are released in small phases, and the build time for each house is counted from the contract date.
Resale market
Completed buildings offer units with an established rental track record: a 35 sq m studio in a project 5 minutes from the beach is available from ฿5.75 million. Supply is thin because there are few properties in the area, and the best options sell before they reach the open market.
What drives rental yields
Property in Nai Thon lets to two quite different audiences. Apartments by the water appeal to holidaymakers who want a quiet beach and a short transfer from the airport, while hillside villas go to the premium rental market for families and groups, at rates that bear no comparison with an apartment.
We don't promise guaranteed returns. Instead, we'll send you a calculation for a specific property covering local rental rates, seasonality, the operator's commission and mandatory fees.
Things to consider before buying
✓ Shops and cafés are strung along the main street; for bigger shopping trips, people drive to Bang Tao
✓ Part of the shoreline lies within the national park, so beachfront projects face strict height restrictions
How foreigners can buy property in Naithon
An apartment in a condominium can be registered in full ownership (Freehold, within the building's 49% foreign quota) or as a long-term registered lease (Leasehold, up to 30 years). Villas and land follow separate structures, including leasehold, which we explain in detail during consultations.
Funds arrive from abroad in foreign currency, into the developer's or the buyer's account, after which the bank issues an FET certificate. Without it, a freehold cannot be registered; we explain how the transfer works in a separate article on our blog. Buying property does not in itself give you the right to stay; that is handled through visa programmes.
What to check before the transaction
✓ Land title: Chanote (Nor Sor 4 Jor) with precisely defined boundaries
✓ Approved EIA
✓ The developer's DBD registration and its completed projects
✓ Easements and legal access to the plot for hillside homes
✓ The agreement with the management company and the level of mandatory fees
How the purchase works
Reservation with a deposit from ฿100,000, legal due diligence on the title and permits, a sale and purchase agreement with a payment schedule, transfer of funds from abroad with an FET, registration at the Land Department and handover of the keys.
Why buyers choose KVARIS
We handle the entire transaction: selection to match your goals and budget, developer checks against official registers, legal support, help with transferring funds, and handover of the property to a management company. In the north of the island we work directly with developers and can show homes before they go on open sale. Our team speaks eight languages.
Tell us your budget and what you're buying for, and we'll put together a selection of properties.
