Phuket

Phuket is Thailand's largest island and one of the main tourist gateways in Asia, with its own international airport and direct flights from Europe.

Its 15 districts differ a great deal: the resort-heavy west coast, the quieter south, the north near the airport and Central Phuket, where people live all year round. Height restrictions keep most developments low-rise and surrounded by greenery. For many buyers, a home here is both a second base in the tropics and part of a longer-term investment plan.

Why buy property in Phuket

Between January and August 2026, Phuket welcomed 9.2 million visitors, 6.8 million of them from abroad, and earned ฿356bn ($10.6bn / €9.5bn) from tourism. Hotel occupancy averaged 66%. Australia (167,345 visitors) and the UK (152,866) were among the island's largest overseas markets.

The island covers 543 km² of the Andaman Sea and runs 48 km from north to south. The Sarasin Bridge links it to the mainland. Phuket International Airport handles more than 17 million passengers a year, although it was designed for 12.5 million.

International schools, private hospitals and yacht marinas keep expat families on the island all year round. If you are buying property in Thailand by the sea, Phuket currently offers more than 300 new developments, from studios near the beach to villas with private pools.

✓ New direct flights from October 2026, including Virgin Atlantic from London, plus Zurich, Kuwait and Minsk

✓ Over 110 condominium developments and 170 villa projects on the market

✓ Airport to Phuket Town about 33 km, to Patong about 40 km

✓ International schools: British International School Phuket, UWC Thailand, HeadStart

✓ Private hospitals: Bangkok Hospital Phuket, Mission Hospital Phuket

✓ Marinas: Royal Phuket Marina, Ao Po Grand Marina, Yacht Haven

✓ Airport terminal expansion to 19 million passengers a year planned for 2032

Phuket property prices

Prices vary widely by area and type of property, so we work with two reference points: the entry price and the median starting price of new developments across the island. Prices are quoted in Thai baht (฿), with US dollar and euro equivalents for guidance.

Apartments

Studios and one-bedroom apartments in new condominiums start from ฿2.5M ($74.5K / €66.5K). The median is ฿4.3M ($128K / €114K) for a studio of about 30 sqm, ฿5.5M ($164K / €146K) for a one-bedroom of about 38 sqm and ฿10M ($298K / €266K) for a two-bedroom of about 65 sqm, where entry starts at ฿4.8M ($143K / €128K). Across the island the median is around ฿150,000 per sqm ($4,470 / €3,990).

Apartments for sale in Phuket cost least at launch. Developers raise prices as construction progresses, so early buyers lock in the starting price.

Townhouses

Townhouses start from ฿4.9M ($146K / €130K), and most are priced between ฿9M and ฿12M ($268K–$358K / €239K–€319K). The most affordable projects are in Central Phuket.

Villas

Villas with a pool start from ฿5M ($149K / €133K) in the centre of the island. The median is ฿24.4M ($727K / €649K) for three bedrooms and ฿36.4M ($1.08M / €968K) for four.

Four parts of the island and who buys there

Sea-view property in Phuket is concentrated in the south and west. The widest choice right now is in Karon, Kata, Rawai and Bang Tao.

West coast

✓ Bang Tao, Layan, Surin, Kamala, Patong, Karon, Kata: the island's best-known beaches

✓ Short-term letting peaks in the high season, from November to April

✓ Buyers choose apartments to let and Phuket villas for sale with sea views

South

✓ Rawai, Nai Harn, Chalong: the southern tip of the island, quieter than the west

✓ Chalong Pier, where boats leave for the nearby islands

✓ Buyers choose villas to live in and apartments near Nai Harn and Rawai beaches

North

✓ Nai Yang and Nai Thon: closest to the airport, with beaches inside Sirinat National Park

✓ Lower, less dense development than on the west coast

✓ Buyers choose apartments at the launch stage

Central Phuket

✓ Phuket Town, Thalang, Kathu: people live here permanently and rent by the year

✓ Rental demand comes from expats, hotel staff and yacht owners based at the marinas

✓ Buyers choose villas and townhouses with the lowest entry prices on the island

Rental yield in Phuket

Two groups keep rental demand steady: holidaymakers in the high season and long-term residents all year. The second group includes expats, hotel staff and families whose children attend the island's international schools.

Many developers offer rental guarantee programmes, and the average rate across the island is around 7% a year. Each programme runs for a fixed term set out in the contract, and we check its terms before you reserve. After that term, income depends on the market, and property values can fall as well as rise.

Your net return depends on the distance to the beach, how you let the property, the management company's commission, the service charge and the sinking fund. On the west coast owners earn mainly from holiday lets in the high season; in the centre and the south, from annual lets to expats and families. Before you commit, we work out a net figure for the specific unit you are considering.

Can a foreigner own property in Phuket?

Yes. A foreign buyer can own a condominium apartment as freehold: full ownership in your own name, which your heirs inherit, within the 49% of a building's floor area that may be sold to foreigners. The money has to arrive from abroad in foreign currency. The receiving Thai bank then issues a Foreign Exchange Transaction form (FET, Thor Tor 3), and the Land Department needs it to register the sale.

Foreigners cannot own land outright. With a villa you own the building itself, and the plot is held on a long-term lease (leasehold) registered at the Land Department. We agree the terms and registration costs with you before you reserve.

How the purchase works

You reserve the property with a deposit from ฿100,000 ($2,980 / €2,660). Then come legal due diligence on the title and permits, a sale and purchase agreement (SPA) with a payment schedule, an international transfer with an FET form for freehold (leasehold payments are simpler), registration at the Land Department and handover. Many clients complete the whole purchase remotely.

What to check before you buy

✓ Land title: Chanote (Nor Sor 4 Jor) with surveyed boundaries

✓ The developer's registration with the Department of Business Development (DBD) and its completed projects

✓ An approved Environmental Impact Assessment (EIA) for projects near the sea

✓ Available foreign quota in the building

✓ The rental management agreement

Questions and answers

01

How do I pay for a property from abroad?

By international bank transfer (SWIFT) in foreign currency, straight to the developer's account. If you take over an off-plan unit from its first buyer, the payment goes to that seller's personal account. For freehold, keep the FET form the Thai bank issues on receipt: the Land Department will ask for it.

02

Is there a payment plan?

Yes. Every project under construction offers an interest-free payment plan for the whole build period, with instalments tied to the developer's schedule until completion.

03

Can I buy freehold, or is everything leasehold?

Apartments can be freehold, with no time limit and full rights of inheritance. Villas on land are held on a 30-year leasehold. Renewal beyond the first term is not automatic, so we check how the contract handles it before you sign.

04

What will it cost me on top of the price?

At purchase, the transfer fee is 2% of the registered value and is commonly split between buyer and seller; registering a leasehold costs 1.1%. At handover you pay the service charge one year in advance, plus a one-off sinking fund contribution. Electricity and water are metered. We set out the full cost of a specific unit before you reserve.

05

Does buying property give me a visa?

Yes, if you buy a freehold apartment worth at least ฿3M ($89.4K / €79.8K). Since October 2025 such buyers receive a 90-day stay and can then extend it for a year at a time while they own the property. For other budgets and for villa owners, we can point you to other visa routes.

06

Do you charge buyers a fee?

No, our services are free for buyers. The developer pays our commission from its marketing budget.

07

How do I know the developer can be trusted?

Before you pay a deposit, you receive the developer's DBD registration, a list of its completed projects, the draft SPA with the payment schedule and current photos or video from the site.

08

Where is better to live, and where to let?

For holiday lets, buyers pick the west coast: Bang Tao, Kamala, Patong, Karon. Families who plan to live here tend to choose the south and Central Phuket, close to the schools, where annual lets are also steadier. The north suits people who fly often.
