For individuals selling real estate in Thailand, there is no separate profit tax (unlike in the UAE or Europe).

Transparent total cost of ownership

Mandatory payments for infrastructure maintenance (common area fee) and the sinking fund are effectively offset by rental income, ensuring net profit and comfortable ownership of the asset.

Long-term visa for investment

Thailand's law allows obtaining an investment visa when purchasing freehold property worth at least ฿3 million. The visa is renewed annually, making the asset not only a source of income but also your official status in the country.

LTR Visa (Long-Term Resident)

With investments from $500,000, you can qualify for a 10-year visa with work rights and tax benefits.

Phuket, Samui, Pattaya — rental yields range from 5% to 10% per annum. During peak seasons, short-term rentals can yield up to 12–14%.

Yes. Foreigners can purchase condos as Freehold subject to quota, and also use long-term leasehold structures. We advise on transaction structure for both primary and secondary markets.

Off-plan often allows entry at an earlier price with installment plans. The resale market offers a ready property with clear ownership history.

Yes, through separate rights: the villa is registered as Freehold, full ownership, while the land under it is taken on a long-term lease for 90 years. This is the most common and effective method for foreigners in Phuket, and we arrange it for most of the villas we select for clients.
