The Title Heritage: Bang Tao received a ready-made project for an investment visa

The Title Heritage in Bang Tao is officially open and ready for occupancy. We analyze the architectural features, resort infrastructure, conditions for obtaining an investment visa, and current prices for ready-made apartments.

The request "need a ready-made project, strong infrastructure and documents for an investment visa" we hear almost every week. Few properties on Phuket fit all three conditions simultaneously: some houses are not yet completed, other developers don't handle visa documents, and others have infrastructure that ends at their own swimming pool.

Last Saturday, the list was expanded. Developer Rhom Bho Property (The Title brand) completed the Heritage complex, with an official opening ceremony held.

Style that will withstand the test of time

The Heritage architecture is built on Phuket's classical heritage: a blend of Chinese and Portuguese motifs in facades, decoration and interior finishes, reminiscent of local merchants' houses from two centuries ago. Usually, such promises look more impressive in renderings than in reality: materials are simplified, details are cut immediately after key shots for photography. In Heritage, the difference turned out the other way around.

Marble floor in a checkerboard pattern in the lobby, brass chandelier, stone bar counter, dense textiles and ceramics in the decoration of guest areas, paintings in carved frames on the walls. The photographs in this material were taken after the facility was completed, not at the pit presentation stage, and you can see from them: the developer didn't cut corners and didn't make false promises.

Infrastructure: outside and inside the perimeter

The project is located opposite the entrance to Boat Avenue, one of the main attractions in Bang Tao with shops, cafes and restaurants within a couple of minutes' walk. Further along the perimeter are the Lagoon parks and the Bang Tao beach line: from Heritage there is a short drive by car or bike.

Inside the project has these figures:

  • 789 apartments in 7 buildings

  • more than 40 layouts, from studios to penthouses

  • 33 recreation and leisure areas, including rooftop pools

  • parking for 600 cars

  • 25,000 sq. m of total area

  • 5,800 sq. m of green space

The roof deserves special mention: a covered passage between buildings, private jacuzzis and lounge areas with views of the mountains and Bang Tao. From the photos, you can see a functional living space, not a decorative element for a render.

In the courtyard between the buildings is a channel-shaped pool that winds between zones of tropical greenery, lounges all around the perimeter, a sauna, spa area, fitness center, cinema and much more.

Visa as part of the deal, not a line in a presentation

The right to obtain an investment visa in Thailand begins when purchasing Freehold apartments from 3 million ฿. In The Title Heritage, there are simply no apartments below this threshold: the most affordable unit in the project costs more than this in itself, and any purchase here automatically resolves the visa issue. The developer prepares a visa documentation package as part of the standard transaction, not as a one-time mention in a presentation.

What the numbers show now

The developer still has completed apartments available.

The most affordable option: one-bedroom apartments of 36 sq. m for 5,600,000 ฿. The cost of completed housing in the project starts from 155,000 ฿ per sq. m. For Bang Tao, where land prices are rising faster than many other areas of Phuket, this price is in line with the market and holds at its level.

What a buyer gets when entering this project

  • You can move in right now during high season: no need to wait for construction completion, finishing and commissioning.

  • The location is already generating returns: Bang Tao remains one of the areas on the island with stable rental demand, and the high season, which starts in a few weeks, traditionally gives owners here maximum occupancy.

  • All resort infrastructure is already available: a club house with an infinity pool on the roof, a cinema, coworking space and other recreation areas are operational from the moment of handover.

The visa issue is already resolved, not just ownership: purchasing a Freehold apartment in Heritage gives you the right to an investment visa, the developer prepares a visa documentation package, and family members can be attached to the visa itself.

There are few free options left in the project, and some of them are already booked. If you're interested in this project - write to us, we'll find an option for you and check the documents before the transaction.

FAQ. ANSWERS TO YOUR FREQUENTLY ASKED QUESTIONS

01

Can a foreigner own property in Thailand?

Yes. Foreigners can purchase condos as Freehold subject to quota, and also use long-term leasehold structures. We advise on transaction structure for both primary and secondary markets.

02

What's the difference between buying off-plan and resale?

Off-plan often allows entry at an earlier price with installment plans. The resale market offers a ready property with clear ownership history.

03

Is Phuket suitable for relocation?

Phuket combines developed infrastructure, international schools, private hospitals, and high service levels. We help select areas and projects that fit your family's lifestyle.

04

Can I complete a transaction remotely?

In most cases, yes. We support clients outside Thailand and arrange the remote purchase process.

05

Do you help after key handover?

Yes. We advise on management, rental, and possible resale of your property.

06

Can a foreigner buy a villa if land in Thailand is not sold to foreigners?

Yes, through separate rights: the villa is registered as Freehold, full ownership, while the land under it is taken on a long-term lease for 90 years. This is the most common and effective method for foreigners in Phuket, and we arrange it for most of the villas we select for clients.
