Buy property in Ratchathewi, Bangkok

Ratchathewi (also written Rajthevee) lies in central Bangkok, just north of Siam: from Ratchathewi Intersection to Siam Paragon is under a kilometre, and BTS Siam is one stop away.

Two rail lines cross the district, the BTS Skytrain and the Airport Rail Link. They meet at Phaya Thai station, so you can reach Suvarnabhumi Airport by train and skip the traffic. Within the district are three hospitals, Mahidol University's medical campus, Pratunam Market and Victory Monument, with Chulalongkorn University just to the south. People buy here to live in the city centre or to let long term: tenants include doctors, lecturers and office staff. The listings below cover new and completed buildings near BTS and Airport Rail Link stations.

Why buy property in Ratchathewi

In 1911 a bridge opened over a canal on the spot where Phaya Thai Road now meets Phetchaburi Road. It was paid for by Sukhumala Marasri, a royal consort of King Chulalongkorn, and named Phra Ratchathewi. The intersection took its name from the bridge, and in 1989 so did a new Bangkok district. In the 1970s one of the city's first flyovers went up over the junction. It came down in January 2025 to make way for an underground station on the MRT Orange Line, with an interchange to the BTS.

Ratchathewi covers 7.1 km² and has around 72,000 residents and 85 condominium buildings. Right now 1,484 apartments are listed for sale and 3,226 for rent. There are more than twice as many apartments to let as to buy, and rental demand holds up all year.

✓ Three stations on the BTS Sukhumvit Line: Ratchathewi, Phaya Thai and Victory Monument

✓ Phaya Thai: the only interchange between the BTS and the Airport Rail Link to Suvarnabhumi

✓ MRT Orange Line: Ratchathewi (BTS interchange) and Ratchaprarop (Airport Rail Link interchange) stations are under construction, with the western section due to open around 2030

✓ Siam Paragon 900 m and CentralWorld 1.1 km from Ratchathewi Intersection

✓ Ramathibodi, Rajavithi and Phyathai 1 hospitals

✓ Santiphap Park and Suan Pakkad Palace, a museum of eight traditional Thai wooden houses

✓ Neighbours: Phaya Thai and Ari to the north, Asok and Rama 9 to the east, Siam (Pathum Wan) to the south

✓ Suvarnabhumi Airport about 37 km and Don Mueang about 26 km by road

Ratchathewi property prices

All listings in the district are condominium apartments: new buildings sold by the developer and resales. Prices are in Thai baht (฿), with US dollar and euro equivalents for guidance.

New buildings from the developer

At SHUSH Ratchathewi by Sansiri, 250 m from BTS Ratchathewi, two-level one-bedroom apartments start from ฿10.01M (USD 297K / EUR 265K). The building is complete, so there is no instalment plan during construction: after the reservation you pay 30% when you sign the sale and purchase agreement and 70% when the apartment is registered in your name. In return, you can view the actual apartment before you buy and let it straight away.

Resale apartments

The median apartment in Ratchathewi costs ฿7.99M (USD 237K / EUR 212K), and the median square metre ฿180,000 (USD 5,330 / EUR 4,770). On average a studio costs ฿4.77M (USD 141K / EUR 126K), a one-bedroom ฿8.37M (USD 248K / EUR 222K) and a two-bedroom ฿13.3M (USD 394K / EUR 352K). The most affordable listings in the district start from ฿2.8M (USD 83K / EUR 74.1K).

For comparison, the median square metre across Bangkok is ฿126,000 (USD 3,730 / EUR 3,340), so Ratchathewi costs 43% more. That premium buys an address next to Siam, where the BTS meets the airport train.

Three parts of the district

Siam side and Phaya Thai Road

✓ The southern part around BTS Ratchathewi, about a kilometre from MBK

✓ New high-rises, including SHUSH Ratchathewi by Sansiri; the district's highest median at ฿281,000 per m² (USD 8,330 / EUR 7,440)

✓ Buyers choose apartments in new buildings to live near Siam or to let to hospital and university staff

Victory Monument and Rangnam

✓ Victory Monument, Rangnam Road with King Power Rangnam and Santiphap Park, Phaya Thai station

✓ Completed buildings of every age, from the 1990s to recent ones; median ฿181,000 per m² (USD 5,360 / EUR 4,790), the lowest entry price in the district

✓ Buyers choose one-bedroom apartments for long-term lets

Pratunam and Ratchaprarop

✓ Pratunam Market, Platinum Fashion Mall, the 304 m Baiyoke Tower II and Ratchaprarop Airport Rail Link station

✓ Dense shopping streets and hotels; median ฿272,000 per m² (USD 8,060 / EUR 7,200)

✓ Buyers choose apartments near Airport Rail Link stations and the future Orange Line to let on annual contracts

The eastern part of the district, Makkasan, around MRT Phetchaburi and Makkasan Airport Rail Link station, leans towards Asok. We list apartments there on our Asok–Rama 9 page.

Rental yield in Ratchathewi

The median rent in the district is ฿25,000 a month (USD 741 / EUR 662), or ฿639 per m² (USD 19 / EUR 17). A studio lets for an average of ฿18,700 (USD 554 / EUR 495), a one-bedroom for ฿25,600 (USD 759 / EUR 678) and a two-bedroom for ฿40,000 (USD 1,185 / EUR 1,059). Apartments near Phaya Thai station suit tenants who fly often, because the airport train leaves from there.

Set the median rent against the median price per square metre and the gross yield comes to around 4% a year. In the new towers near Siam the square metre costs more and the yield is lower, and buyers there more often live in the apartment themselves. Your net return depends on the real walking distance to the station, the age of the building, the furniture, the service charge and the sinking fund. We do not promise guaranteed returns. Before you reserve, we work out the figures for the specific apartment. Property values can fall as well as rise.

Can a foreigner buy an apartment in Ratchathewi?

Yes. A foreign buyer can own a condominium apartment as freehold: full ownership in your own name, which your heirs inherit, within the 49% of a building's floor area that may be sold to foreigners. The money has to arrive from abroad in foreign currency. The receiving Thai bank then issues a Foreign Exchange Transaction form (FET, Thor Tor 3), and without it the Land Department will not register the purchase.

A resale apartment held under the Thai quota can pass to a foreign buyer only if the building still has room in its foreign quota. If it does not, leasehold remains an option: a long-term lease registered at the Land Department.

What to check before you buy

✓ Available foreign quota in the building, and the status of the specific apartment

✓ For a new building, condominium registration: until it is in place, ownership cannot be transferred

✓ The age of the building and the balance of its sinking fund: some of the district's buildings date from the 1990s

✓ That the seller has no service charge arrears

✓ Noise: windows facing Phaya Thai Road, the expressway or the Orange Line works at Ratchathewi Intersection

✓ For buildings still under construction: the developer's registration with the Department of Business Development (DBD) and the building permit

How the purchase works

You reserve with a deposit. Then come legal due diligence on the building and the quota, the sale and purchase agreement (SPA) and the transfer of funds: an international SWIFT payment in foreign currency to the developer's account, or to the seller's account if you buy from a private owner. For freehold, the Thai bank issues the FET. Registration at the Land Department and handover of the keys complete the purchase.

Questions and answers

01

What can I buy in Ratchathewi for under USD 150K?

Resales: the most affordable listings start from ฿2.8M (USD 83K / EUR 74.1K), and studios average ฿4.77M (USD 141K / EUR 126K). One-bedroom apartments in the new towers near Siam sit above that budget. The cheapest square metre is around Victory Monument and Rangnam, so that is where to start looking.

02

Can a foreigner really own an apartment in Thailand?

Yes, in a condominium. Freehold means the apartment is registered in your own name, with no company or nominee involved. It has no time limit and passes to your heirs. The one condition is that it sits within the building's 49% foreign quota: in a new building the developer confirms this, and on a resale we check it before you pay a deposit.

03

Is there a payment plan if the building is already finished?

Interest-free instalments over the construction period come with buildings that are still going up. At the completed SHUSH Ratchathewi you pay in two parts: 30% on signing and 70% at registration. On a resale, the seller receives the full amount on the day of transfer.

04

What will it cost me on top of the price?

At registration the transfer fee is 2% of the registered value and is commonly split between buyer and seller; registering a leasehold costs 1.1%. At SHUSH Ratchathewi the service charge is ฿72 per m² a month in the first year and ฿78 in the second, and Sansiri covers both years. You also pay a one-off sinking fund contribution of ฿800 per m² at handover.

05

Who rents here, and can I let on Airbnb?

Most tenants sign for a year: staff of the district's three large hospitals, university lecturers and office workers around Phaya Thai. Lets of under 30 days require a hotel licence and many buildings ban them in their house rules, so Ratchathewi suits long-term letting.

06

How do I pay for the apartment from abroad?

By international SWIFT transfer in foreign currency, to the developer's account or to the seller's account on a resale. For freehold, the receiving Thai bank issues an FET form confirming that the money came from abroad, and the Land Department will not register the apartment in your name without it.

07

Does buying an apartment give me a visa?

A freehold purchase from ฿3M (USD 88.9K / EUR 79.4K) gives you a 90-day stay, which you then extend a year at a time while you own the apartment. In Ratchathewi almost every listing clears this threshold: the median apartment costs nearly three times as much.

08

How is Ratchathewi different from Ari and Asok?

Ari is four BTS stops north, with more cafés in its side streets and less through traffic. Asok, to the east, revolves around the Sukhumvit office towers. Ratchathewi is the closest of the three to Siam, and the airport train stops right by its BTS station.
